Booking a Snagging Inspection in Suffolk: Six Questions to Ask

Choosing an independent snagging inspector for your new home is easier when you know what to ask. Before booking a snagging inspection in Suffolk, use this checklist to agree the scope, access arrangements, price and report you will receive.

1. What will the inspection cover?

Ask which accessible internal and external areas are included. Discuss finishes, doors and windows, joinery, visible fittings and external workmanship, along with any areas that cannot be accessed safely. Tell the inspector about particular concerns before the visit.

A visual snagging inspection does not replace a structural survey, specialist electrical or gas testing, or building-control approval. Confirm what is included rather than assuming every type of investigation forms part of the service.

2. Can the developer provide access?

If you have not completed your purchase, ask your developer whether an independent inspector can attend and what arrangements apply. If you already have the keys, explain whether the home is occupied and whether any rooms or external areas will be unavailable.

For more background, read our Suffolk guide to new-build snagging surveys. Confirm access and property readiness before agreeing the appointment.

3. What will the report look like?

Ask whether the report includes photographs and clear descriptions that help you locate each observed concern. Find out how it will be delivered, when to expect it and whether you can ask questions after receiving it.

Vertex provides photographic snagging reports. You can view an extract from a sample report and discuss the report format before booking.

4. What is the confirmed price?

A starting price is a guide. For a confirmed Vertex quote, provide your postcode, property type, bedroom count, approximate floor area if known, and expected completion or handover date. See the current residential guide prices and tell us about any unusual access requirements. Commercial and public-sector new-build inspections are estimated individually.

5. What experience does the inspector bring?

Ask about practical construction experience and relevant qualifications. Vertex draws on construction site management experience, with an NVQ Level 6 in Construction and Civil Engineering, a Black CSCS card and SMSTS. Read about Vertex’s background and discuss how that experience relates to your property.

6. What happens after the inspection?

Clarify how to raise the findings with your developer and whether any follow-up visit would require a separate booking. Keep your report and correspondence together. An inspection records observed concerns; remedial work and its timing must be agreed with the responsible party.
